Tracking the History of a Specific Area

No real estate investor is going to enter into a mortgage or home purchase without first checking the area's history in which he plans on buying. Real estate investments are not the same everywhere you go. You cannot look at how the market in California is doing and make an educated guess about the one in Arkansas per se. You have to get very specific. Look at the history of home sales over the last 5 or 10 years in the neighborhood where you are looking to buy. What are these homes generally selling for, and how long do they typically stay on the market. It's not a crapshoot. Most follow a pattern, and if you recognize this pattern, you will know when the time is right to buy low and sell high.

Buying Low and Selling High

It seems like a no brainer, but if that were the case, everyone would be making a fortune in the real estate market. You have to buy at or as close to rock bottom prices as you can. You must then be willing to hold on to properties for as long as it takes to see a profit. So what if the sales market is down? When this is the case, you can always turn your property into a rental until you can attract the interest of a serious buyer. That's what real estate investors do. It's what gives them the patience and the funding to sell high, even when the chips seem down. See, investors understand the cyclical nature of real estate. They know that the market always comes back. They also know that real estate makes for a great tax shelter during harsh economic times.
