Paradise Valley is the perfect place to live if you are wanting to make Arizona your home. However, you cannot always be certain of finding a place that is affordable. The reason for this is that Paradise Valley is a place of great luxury, and most homes carry with them value adding amenities that are difficult to afford for the average person. But since the housing market downturn of 2008, the story has started to change a bit. While it is still incredibly difficult for people in low income classes to afford a home, such as that found in Paradise Valley, responsible credit and debt management along with a steady stream of income can make you eligible for far more than you perhaps thought was possible. To really get a good deal in the Paradise Valley area, however, you may need to rely on the concept of short sales. Short sales allow an interested buyer to come in and snatch up a home for a value that is well beyond the actual asking price. Interested buyers can do so because the lender and the current homeowner have reached an agreement for selling the home below the cost of what is left on the loan principle. This creates a win for the existing homeowner because it keeps him from heading into foreclosure. It creates a win for the lender by keeping the property occupied and the loss of revenue from occurring for indefinite periods of time. (It can take some homes two or more years to sell.) And it creates a win for the interested buyer, who gets a fantastic home at a near impossible price. When the market turns around, it's possible to see an exponential return on investment. The one caveat for an interested buyer in a short sale home is that it can be difficult to "win" the bidding for one of these highly sought after purchase agreements. In order to really be taken seriously, one must present his best offer upfront and not take any chances on waiting for counter. Most short sale homes sell without ever requiring a counteroffer because the competition is so fierce. And with a down housing market, it is even fiercer because other investors are looking for homes with huge up-sale potential. Keep that in mind if you simply want a home to live in. You're competing against extremely motivated buyers. To improve your odds, it is important that you get with an experienced Arizona real estate agent, who has worked short sales before. It also helps to have one familiar with the Paradise Valley community. Agents, who are, can make sure that your offer is the first one seen, giving you the best chance at success.
