Maybe it is an overstatement to say that submitting an offer for a short sale listing is imperative, but considering where the real estate market currently is as compared to where it has been, most experts would not agree. In 2008, the market crashed to a point that few in the real estate industry or the country at large could believe. Homes had always been reliable investments, sure to rise in value over time. Even in down times, the house usually rose in value at a lower rate. But what many people started to see in 2008 was this: homes were actually falling in value. Foreclosures were rampant, and more and more short sale transactions between seller and lender were being initiated to protect credit ratings and keep properties from going empty. For the first time in decades, real estate was seen as a somewhat risky investment.

But also in that time, the government started to endorse the practice, knowing what it meant to the security of the American people. Interest rates fell to all time lows, enabling capable buyers to pay mostly principle on a 15- or 30-year mortgage. In areas like San Clemente, where real estate was of the highest quality, this made buying an excellent idea. But at the same time, there were many sellers attempting to escape foreclosure. As a result, the short sale really took off, and at least in the San Clemente region, it is still a viable option. But when is the best time for you to make an offer on a San Clemente short sale? There is truly no better time than now.

Unemployment rates and underemployment rates have a huge bearing on buyer confidence. Now that those numbers are starting to recede, the prospect of home ownership has gotten better. But that also means that the deals currently on the market today are not going to be around forever, and that interest rates as well as short sales could soon be in danger of disappearing altogether - good for the country, but bad for the real estate investor, who wants to get top properties at bottom dollar prices.

With the Presidential election slated for November of 2012, the market is expected to continually improve in the time leading up to the election. It is expected to take off soon thereafter. So what should you do if you have the money and the means? You should find a short sale agent immediately, and set about seeing what homes are still available in the San Clemente area. Homes here are expected to rebound nicely, and if you can secure a transaction before numbers improve further, you could stand to make a lot of money very quickly.
